Tropical Beach Villa on Soliman Bay near Tulum is affordable paradise. Nestled on a sandy beach with palm trees looking out over the crystal blue Caribbean, this truly inviting Mayan Riviera beachfront villa offers spectacular value. Tropical Beach Villa has six extra-large bedrooms with attached bathrooms, a spacious living-dining-kitchen area, and is fully air-conditioned. The villa is decorated with colorful Mexican tiles and gorgeous solid mahogany furniture and cabinets.

Tropical Beach Villa is specifically setup to accept children of all ages. The villa has a beachside zero level entry swimming pool that the kids will love. Kayaks are provided so you can easily paddle around and enjoy the calm bay. A beach palapa gives great shade to hang out in and the patio furniture on the swimming pool sundeck all invite relaxing, restful, idle time. The beach is sandy and the water shallow for quite a long way out. The bay is protected by an outer reef which keeps it quite calm most of the time and makes it a great place for snorkeling.

The palapa-covered entry leads into a beautifully tiled, fully equipped kitchen. Separating the kitchen from the dining area is a breakfast counter with solid mahogany bar stools. The kitchen is open to the dining and living rooms creating a spacious area with fabulous views of the pool and ocean. A large wrap-around couch overlooks the downstairs covered deck and swimming pool. An entertainment center is provided with a large-screen TV that has satellite service. A mahogany and glass dining room table seats eight.

The ground floor includes a large bedroom overlooking the swimming pool and beach with a king-size bed and a single mattress daybed. This room has two sliding glass doors that provide easy access for that late night or early morning dip. There is also a garden bedroom on the first floor with two queen-size beds that overlooks a beautiful jungle garden. The attached bathroom has a unique outdoor shower in tropical garden like setting.

The second floor has two large bedrooms each with attached bathrooms. The master bedroom is over sized with a wonderful brick dome ceiling giving it an even larger sense of grandeur. It includes a large screen TV with satellite service and a gorgeous bathroom with double sinks. The king size bed is dwarfed in this wonderfully decadent room. The guest bedroom on this level has a king size bed plus a single mattress day bed. A palapa-covered deck that overlooks the pool and beach is accessed from either bedroom through floor to ceiling sliding glass doors. A cozy sitting area provides an inviting place to stare out dreamily at the ocean.

On the rooftop is the 5th bedroom with the most amazing view. This very large self-contained suite has a couch which a child can sleep on. The rooftop deck at this level has an amazing view of the ocean on one side and mangrove estuary on the other. The 6th bedroom is the Penthouse on the 3rd floor with stunning views of the ocean and jungle. It has a Queen bed and en-suite bathroom.

RATES

NOTES

1. Rates are in US dollars and includes 22% tax.
2. Rates are subject to change until reservation is confirmed.
3. Maximum occupancy of 18 people (no more than 12 adults).
4. The minimum rental period during the Winter, Spring and Thanksgiving season is 5 nights. The minimum rental period during Summer, Fall I & II and Mid season is 4 nights. During Presidents week, Christmas & New Year the minimum rental period is 7 nights.
5. A non-refundable $100 USD Accidental Damage Waiver Fee is required, which provides up to $1000 USD in coverage.
6. Access to this property is limited to the persons indicated on your confirmation. Exceeding this limit, parties, dinners, get-togethers, drop in visitors, or any other form of access involving non registered guests is a direct violation of our rental agreement and could be reason to ask you to vacate unless prior permission has been granted.
7. Smoking is not allowed inside the house.
8. Soliman Bay is a quiet residential neighborhood. Loud events are not permitted. The community has a noise ordinance that does not allow loud music or noise from 10:00 PM to 10:00 AM. The bay does not allow fishing, jet skis, kite surfing or bonfires.

WEDDINGS & SPECIAL EVENTS POLICY

The villa may not be used for special events or weddings without prior authorization and arrangements. All events are considered on a case by case basis and require written permission from the owner or property manager.

Event fees below will be added to the standard rental rates:
*30 total attendees including house guests: add $500 USD to rental rate.
*26-50 total attendees including house guests: add $1000 USD to rental rate.
*51-75 total attendees including house guests: add $1500 USD to rental rate.
*Maximum group size 75 people including house guests plus any day guests.
*A minimum of a 5 day rental required.
*In respect for neighboring properties, all events must be completed by 10:00 PM. During the turtle season (May-Nov), there might be other limitations in regards to music, lights, etc.

Event planner’s staff is responsible for the following:
* Set up and take down of all chairs, tables, etc.
* All event planning functions
* Cleaning up of villa communal areas at the end of the event
* Food and beverage service

Additional Information:
* Security deposit of $1000 USD. Deposit is fully refundable upon departure barring any undue damage.
