This charming Riviera Maya’s beachfront vacation villa is located in the quiet, gated, residential community of South Akumal Mexico amongst 19 other gorgeously private villas. Villa Los Primos is an elegant yet casual escape from the day to day stress of modern life. One step inside the door of this 6000 square foot home and you will quickly agree, this is an enormously spacious villa. The entrance foyer is grand in scale. It vaults up through the second floor to a towering dome brick bobeda ceiling with cupola. A second floor passage way wraps around the foyer and is ringed in a beautiful wrought iron railing with wood banister that is decorative while adding to the openness of the room.
That first step inside will also bring you to realize that the owners of this lovely villa have a refined taste for Mexican traditional art. The home is a celebration of their host country’s artisans and craftsmen. Each and every room is tastefully decorated with numerous pieces from original oils, to brightly painted wood carvings and masks, collected from various corners of the country. Some of these are quite unique while others although common, have been brought to prominence in this setting. All of this colorful art brings life to the rooms and brightens the home. They will also provide you with hours of enjoyable viewing as you discover new and different things throughout the villa over the course of your stay.
Stepping beyond the foyer, the room opens up to an entire frontage of glass window and sliding doors leading to a covered patio, the oceanfront pool and the beach just beyond that. Wow…look at that beautiful aquamarine blue ocean! The pool is not large but offers a great place to cool off, place for the kids to play, or for you to enjoy your favorite cocktail. A covered patio with small charcoal grill located pool side offers outdoor dining and relaxing options. For those who really want to go Caribbean, a very inviting hammock hanging in the shade of swaying palm trees will trap you for endless hours.
If you can draw yourself back indoors you will discover that the interior living spaces are equally inviting. A large and very open, combined living and dining room, stretches across the length of the ocean frontage. Connected to the dining area through an arched pass through with bar stools at the counter, is the fully equipped kitchen waiting should you wish to prepare anything from a light snack to a full gourmet meal. If you prefer to stay out of the kitchen, we can arrange for a traditional Mexican or an International cook or a to come in an spoil you with their delicious skills.
Also on the ground floor is a large guest bedroom with Queen bed and terrace facing the tranquil garden. A full bath is conveniently located just outside the bedroom entrance. Up the stairs from the foyer to the second floor, you will find two large bedrooms and a bright open studio that works well as an extra bedroom. All three of these rooms have ocean frontage with a large terrace that stretches the length of the frontage and connects all the rooms. This is a wonderful place to sit and enjoy the view or a good book.
The Master bedroom is extra-large with a King bed, sitting area and TV. A sliding glass door connects the room to the oceanfront terrace. The attached bathroom is done in traditional tiles, has a large tub with shower. Passing through this room will access the garden terrace, bringing you the best of both views. Like all of the rooms in this villa, the second floor guest bedroom is large. Two Queen beds, a sitting area, a great view and access to the oceanfront terrace compliment this inviting room. The bathroom with shower, opens up onto the hallway so that it is accessible should you decide to use the studio as a bedroom.
The studio is a bright open room that makes a fabulous common room or can be closed off with sliding wooden louvered doors to the hallway should you want privacy. Two Single beds can be made up as a King. The theme here is animals with brightly painted masks and wooden carvings scattered throughout. This already huge villa comes with a self-contained guest house that provides another bedroom and even more privacy. The guest house bedroom is in the gorgeous garden just a few steps from the villa. Both the garden and ocean sides of the property have plenty of vegetation to provide areas of shade and tranquility.
What Riviera Maya beach villa is not complete without a gorgeous white sand beach with gin clear aquamarine blue water to play in? Certainly not this one. South Akumal bay, where this beautiful villa is located, is considered a prime Akumal location. There are a total of 20 private oceanfront homes in this gated community. An offshore reef provides a break for waves, creating a gorgeous calm bay that is ideal for snorkeling, kayaking, and swimming. The shoreline is mostly sandy with a few rocky outcrops in places, but never creating a problem finding somewhere to wade into the water. It is ideal for kids and good for beachcombing. Please note that this region of the Riviera Maya may be affected by shifting seasonal currents and weather patterns causing an influx of seaweed on the beach.
Services are not within walking distance, but are located just a short 5-15 minute drive away. A car rental is highly recommended.

- Rates are in US dollars and do NOT include 22% tax.
- Rates are subject to change until reservation is confirmed
- Base rate is for up to 10 persons. Add $500 USD per week for each additional person or $250 USD for children 9 years of age and younger (plus 22% tax). Children over 12 months of age at time of arrival are considered in the head count.
- Maximum occupancy is 12 people.
- The minimum rental is normally 7 nights (Saturday to Saturday preferred). Others are considered on an individual basis. For accepted reservations of less than a week, there will be a 15% surcharge.
- A non-refundable $95 USD Accidental Damage Waiver Fee is required, which provides up to $1500 USD in coverage.
- Access to this property is limited to the persons indicated on your confirmation. Exceeding this limit, parties, dinners, get-togethers, drop in visitors, or any other form of access involving non registered guests is a direct violation of our rental agreement and could be reason to ask you to vacate unless prior permission has been granted.
- Smoking is not allowed inside the main house or garden casita.
