Add to this already impressive list of difficult, to impossible to find attributes, Beach Villa Royale 121 is on Puerto Aventuras’ Fatima Bay just a 2 minute leisurely stroll down the beach from the Puerto Aventuras Beach Club & Hotel and the charming village center of Puerto Aventuras Mexico.  Does it get any better?

The garden area with the chaise lounges and hammock is private and for your exclusive use when you rent the condo. The Quinta del Sol complex pools are freshwater and of an appealing freeform design. The smaller oceanfront pool is not only visibly stimulating from the condo, your terrace and the private garden, but makes an inviting place to ‘chill’ while you watch the boats slip by on that gin clear ocean. The other pool is more like something you would find at a water park or large luxury hotel than at a condo complex. This stunning pool with Mayan wall standing tall over it, is sure to keep the kids entertained for hours on end.

The beach area in front of Beach Villa Royale 121 has a number of palm trees providing natural shade. In front of the pool it is more open for those who wish to tan. The complex has numerous chaise lounges for guest use. The entry into the water here has some rocky outcrops so water shoes are recommended or just head a short way down the beach to find a sandy shallow entry that is ideal for the kids.

As fabulous as the outdoor spaces are… At some point you will need to go indoors. The main entry into condo Beach Villa Royale 121 is inviting and sophisticated. Evidence of a custom design, professional development, and finish by true craftsman is readily appreciated. A cascading fountain amidst a small garden of tropical plants greets you at the door. Once inside an entry foyer accented with a dome ceiling, inlaid marble floor of geometric design, and a bright and cheerful tropical painting all say welcome to somewhere special…  You quickly realize that the same care and diligence has gone into the interior finish and furnishing as the exterior entry.

From the entry foyer the view of the ocean will draw you into the open concept living, dining and kitchen areas. The living room has a very large L shaped couch that is ideal for conversation and taking in the view. The dining room is conveniently located between the living room and kitchen.  Here too the views take center stage. A breakfast bar with 4 stools opens to the kitchen, which is a chef’s delight. Large, fully equipped and open to the dining and living areas to facilitate conversation and of course the view. Like all of the other rooms in Beach Villa Royale 121, the ceiling is vaulted which is not only beautiful to look at but gives a grandeur sense of volume to the space.

The Master suite is oceanfront with a walkout to a covered terrace and access to the private garden, the pool and beach. A King bed and sitting area plus a domed bobeda style ceiling all add to the luxurious feel of the room. The Master bedroom en-suite will really spoil you. This very spacious room has double sinks, domed ceiling, a beautiful custom tub/shower combination and a separate toilet room.

In the hallway to this room are wardrobe closets and a laundry room with a full size washer and dryer. Returning to the entry foyer you will find the entrance to the two Guest bedrooms. These bedrooms are spacious, equally well appointed and like the other rooms in the home, have vaulted ceilings with crown mouldings. The first of the Guest bedrooms has two Double/Full beds. The second Guest bedroom is fitted with a King bed. Between the two Guest bedrooms is a full bathroom with shower.   The same quality of design and use of high end finishes such as marble and granite is carried through the entire home including the bathrooms.

Beach Villa Royale 121 has a true ‘bonus’ room.  A TV lounge/den is located at the back of the unit.  This spacious room has a stunning brick domed ceiling with linterna, en-suite full bathroom with shower and large windows that look into a tranquil garden and pool. A table and chairs, large screen TV and a couch that makes into a Double bed furnish the room.  With the sofa bed and en-suite bathroom, this room can quite easily be transformed into a 4th bedroom for those groups that need the additional sleeping space.

Of course a tropical beach vacation is about sun, sand, water and spending a great deal of time outdoors. In this regard it is difficult to exceed what condo Beach Villa Royale 121 has to offer. A fabulous covered terrace, a large private garden, your own personal gated access to the beach and two spectacular pools nearly at your doorstep. This is the way to spoil yourself, and friends or family.

Condo Beach Villa Royale 121, is located in the Quinta del Sol condo complex.  This stylish complex is on the Omni Beach of Fatima Bay in Puerto Aventuras between the Quinta Maya and Villas del Mar II condo complexes.  This most desirable location is not only on Puerto Aventuras’ nicest beach, but just a short stroll from the village center where you will find restaurants, bars, boutiques, services and many activities.

The architect and developer of the Quinta group of condominium projects has brought great detail and classic Spanish design to Puerto Aventuras.  These buildings stand out even from a distance with their interesting lines.  As they draw you in for closer inspection you cannot help but be impressed with the attention to detail.  Arches & curves, hand carved doors, decorative iron work,  chandeliers, stone carvings, marble mosaics, domed ceilings, and wonderful columns are all part of the extras which make these buildings something special.

RATES

NOTES

1. Rates are in US dollars and include 22% taxes
2. Rates are subject to change until reservation is confirmed.
3. Add $50 USD for Sunday arrivals and $50 USD for Sunday departures.
4. Base Rate is for 6 people. Add $150 USD per person, per week for additional people up to the maximum occupancy of 8 people (children under 2 years are not included in the head count).
5. The minimum rental is 3 nights except holidays which is 1 week and during the winter season when stays of less than 1 week will be considered on an individual basis.
6. A non-refundable $95 USD Accidental Damage Waiver Fee is required, which provides up to $1500 USD in coverage against accidental damage to the property.
7. Access to this property is limited to the persons indicated on your confirmation. Exceeding this limit, parties, dinners, get-togethers, drop in visitors, or any other form of access involving non registered guests is a direct violation of our rental agreement and could be reason to ask you to vacate unless prior permission has been granted.
8. Smoking is not allowed inside the condo.
9. Pets are not allowed at this complex.

We wanted to get a nice place to spend 12/27/18 to 01/03/19 for our family of 6 Adults and 2 children where we could enjoy the sand, the ocean and have a family joyful environment. Therefore we booked the Quinta del Sol Condo # 121, and it comes to be the right place with a very good and very comfortable 4 bedrooms full equipped apartment and just 15 yards from the white sand and the ocean located in Puerto Aventuras, which is a nice place approximately 20 minutes by car drive from Playa del Carmen going to Tulum. Puerto Aventuras is just a family place, no drunk beach goers, no too loud music, golf course, street walking, and you see just couples and a lot of families just getting along and enjoying a nice place with nice attractions, restauarnts, shops and peaceful and plenty of joy. The only recommendation I may have to the owners is to improve the WiFi coverage to reach the last bedroom or music room as they called, right there the signal is weak. Highly recommended Condo…. Enjoy.

What a Beautiful Place & Unbeatable Location – Best location and place we’ve ever stayed at. This was our 6th time to Mexico and will definitely be back. The private area on the ocean and great snorkelling are great. Saw large sea turtles and stingrays right in front of place. Very clean and helpful staff. Many local restaurants to pick from and activities to do.

Had a great time your place was wonderful. Had a small issue with spare bath and Tito the property manager took care of it promptly. I would highly recommend your place and we keep the information as we might come down again in a couple of years. Thanks, Kim K May 2018

I loved the location, walking distance to the village, sandy beach just in front. Not crowded. The condo is very large and quite comfortable. The view is fabulous. It has all the amenities needed, including a washer and dryer and a nice entertainment room. The grounds are beautiful, everything well taken care of. The staff is courteous.

We enjoyed this condo very much. It had everything we needed and the location was fantastic.  Better location than last year’s condo, which had no sandy beach. This condo also had a washer and dryer which we very much appreciated. They brought us water timely, and by the way there was hot water beyond the restricted times. Just FYI, “easy way” rental car was great. Much easier than renting from the airport. Had new cars and was cheaper. Also no hassle. I recommend it. Thank you, Adriana, March 2018

We want to thank you for a great vacation. The shuttle service you use was terrific. They were on time and accommodating to our needs. Two in our party had a delayed flight by over an hour but the driver didn’t seemed fazed and waited patiently for their arrival. The two returns to the airport on Saturday were seamless. They are very good! Our stay in unit 121 was very nice and would book it again. The private garden and patio was special. The unit was very clean and well cared for. The beds and linens are comfortable. There were plenty o towels. Having soap to do laundry was nice. When we needed water, the maintenance guy was Johnny on the spot and delivered it within minutes.
